What makes selling in York different
Listed buildings
York has over 1,500 listed buildings, with 8% of England’s most important Grade I listed structures. Selling a listed building requires additional disclosures, consent documentation, and careful handling of any historical alterations. Buyers’ solicitors will raise detailed enquiries about listed building consent.
Conservation areas
With 35 conservation areas, many York properties face restrictions on alterations. Since April 2024, the enforcement period for unauthorised development is 10 years (up from 4). Vendors must disclose any works done without consent — even historical ones.
Flood risk
York has experienced major flooding from the Rivers Ouse and Foss. Properties in flood-affected areas require detailed disclosure on the TA6, flood search reports, and potentially flood resilience documentation. Flood history is one of the most common causes of buyer enquiry delays in York.
